1. Acceptance of Terms
By accessing and using Manor™ ("the Service"), you accept and agree to be bound by the terms and provision of this agreement. If you do not agree to abide by the above, please do not use this service.
2. Use License
Permission is granted to temporarily access the materials (information or software) on Manor for personal, non-commercial transitory viewing only. This is the grant of a license, not a transfer of title, and under this license you may not:
- modify or copy the materials;
- use the materials for any commercial purpose, or for any public display (commercial or non-commercial);
- attempt to decompile or reverse engineer any software contained on Manor;
- remove any copyright or other proprietary notations from the materials.
This license shall automatically terminate if you violate any of these restrictions and may be terminated by Manor at any time. Upon terminating your viewing of these materials or upon the termination of this license, you must destroy any downloaded materials in your possession whether in electronic or printed format.
3. User Account
To access certain features of the Service, you must register for an account. When you register for an account, you agree to:
- provide accurate, current, and complete information;
- maintain and promptly update your account information;
- maintain the security of your password and accept all risks of unauthorized access;
- notify us immediately if you discover or suspect any security breaches.
4. Property Management Services
Manor provides tools for property management including but not limited to:
- Property documentation and record keeping
- Task management and scheduling
- Contact and service provider management
- AI-powered maintenance recommendations
You acknowledge that Manor is a tool to assist in property management and does not provide professional property management services, legal advice, or financial advice.
5. AI-Generated Content
Manor uses artificial intelligence to provide various features throughout the Service, including but not limited to recommendations, analysis, search, and content generation. By using these features, you acknowledge and agree that:

Content is AI-generated: AI-powered features are created by artificial intelligence systems (including services from Anthropic, OpenAI, and Google) and may not be accurate, complete, or appropriate for your specific situation, property, or circumstances. We may use different AI providers for different requests.

Professional verification required: You should always consult qualified professionals before taking action based on AI-generated content. AI features do not replace professional advice.

No professional advice: AI-generated content does not constitute professional property management advice, home inspection advice, construction advice, legal advice, financial advice, or any other form of professional guidance.

User responsibility: You are solely responsible for evaluating the suitability of any AI-generated content and for any actions you take based on it.

No liability for AI content: Manor is not liable for any damages, injuries, losses, or costs arising from your reliance on or use of AI-generated content.

Accuracy not guaranteed: While we strive to provide helpful AI-powered features, we do not warrant or guarantee the accuracy, reliability, timeliness, or completeness of any AI-generated content.
Document Processing
When you upload documents to Manor, they may be processed by third-party AI services for features such as text extraction, search, and analysis. See our Privacy Policy (Section 4) for details on which documents are processed and how.
Important: Do not upload documents containing sensitive, confidential, or proprietary information if you require full confidentiality. While we exclude certain document categories from AI processing, you should not upload information you are not comfortable sharing with third-party AI service providers.
Emergency and Safety Warning
AI-generated content is not suitable for emergencies or life-safety situations. Do not rely on AI-generated content when facing any situation posing immediate risk to life or property, including but not limited to gas leaks, electrical faults, structural damage, flooding, fire, or medical emergencies.
In any emergency, contact emergency services (911 in the US) or qualified emergency professionals immediately. AI features cannot assess real-time safety conditions.
Limitations of AI Features
You should never use AI-generated content to:
- Perform or make decisions about safety-critical work (electrical, gas, structural)
- Substitute for licensed inspections or professional assessments required by law
- Determine whether a situation is safe
- Make decisions about hazardous materials
- Replace professional assessments for insurance, legal, or regulatory purposes
Always hire licensed, qualified professionals for work involving safety-critical systems.
6. Subscription Services
Manor offers subscription tiers with different feature limits and capabilities.
Subscription Tiers
- Free Tier: Access to basic features with limitations on usage.
- Paid Tiers: Extended limits and additional features as described on our pricing page.
Billing and Payment
- Subscription payments are processed through Stripe, our third-party payment processor.
- By subscribing to a paid plan, you authorize us to charge your payment method on a recurring basis (monthly or annually, depending on your selected plan).
- You are responsible for providing accurate and complete payment information and for keeping it up to date.
- All fees are stated in US dollars unless otherwise specified.
Cancellation and Refunds
- You may cancel your subscription at any time through your account settings or by contacting support.
- Upon cancellation, you will retain access to paid features until the end of your current billing period.
- We generally do not provide refunds for partial billing periods or unused portions of your subscription. However, refunds will be provided where required by applicable consumer protection laws in your jurisdiction.
- If you cancel, your account will revert to the free tier at the end of the billing period. Your existing data will be preserved, but you will not be able to add new content that exceeds free tier limits until you resubscribe or remove content to stay within those limits.
Changes to Pricing
- We reserve the right to modify subscription pricing at any time.
- Price changes will be communicated to existing subscribers at least 30 days before taking effect.
- If you do not agree to a price change, you may cancel your subscription without penalty within 30 days of our notice. To cancel, visit your account Settings or contact us. If you do not cancel within this period, the new pricing will apply at your next billing cycle.
7. File Uploads
When uploading files to Manor, you agree to the following:
- File size limits: Maximum file size depends on your subscription tier. See our pricing page for current limits.
- Allowed formats: PDF documents, images (PNG, JPG, GIF, WebP), Microsoft Word documents, plain text files, and CSV files.
- Malware scanning: All uploaded files are scanned for malware. Files identified as infected will be rejected.
- Content ownership: You retain full ownership of all content you upload. By uploading files, you grant Manor a limited, non-exclusive, revocable license to use your files solely for the following purposes:
- Storing and backing up your files to provide the service
- Displaying your files to you within the application
- Scanning files for malware and security threats
- Processing files to enable search, AI-powered features, and other functionality (for applicable document categories only, as described in our Privacy Policy)
- No AI training: We do not use your uploaded files to train, fine-tune, or improve our AI models or any third-party AI models.
- License termination: This license terminates immediately when you delete your files or close your account. Upon termination, we will delete your files from our systems in accordance with our data retention practices.
- Storage location: Your files may be stored and processed in data centers located in the European Union, United States, or other jurisdictions as necessary to provide the service. See our Privacy Policy for details on data transfers and safeguards.
- Prohibited content: You may not upload files that contain illegal content, infringe on intellectual property rights, or violate these Terms.
Storage Quotas
Storage limits depend on your subscription tier:
- Free tier: Up to 20 documents, maximum 20MB per file
- Homeowner tier: Up to 500 documents, maximum 100MB per file
- Pro tier: Up to 2,500 documents, maximum 100MB per file
When you reach your storage quota, additional uploads will be rejected until you delete existing files or upgrade to a paid tier with higher limits. There is no grace period for exceeding storage limits.
File Retention and Deletion
- Active storage: Your files are retained in active storage for as long as your account remains active.
- After account deletion: When you delete your account, your files are removed from active storage within 30 days.
- Backup purge: Files are permanently purged from backup systems within 90 days of account deletion or file deletion.
- Downgrade to free tier: If you cancel a paid subscription, your existing files are preserved (see Section 6, Cancellation and Refunds), but you cannot upload new files if you exceed free tier limits.
Deleting and Exporting Your Files
- Deleting files: You can delete individual files at any time from within the application. Deleted files are removed from active storage immediately and purged from backups within 90 days.
- Account deletion: Deleting your account will delete all your files. To delete your account, visit your account Settings or contact us.
- Exporting files: You can download your files individually from within the application at any time. To request a bulk export of all your files, contact us and we will provide your files in a commonly used format within a reasonable timeframe.
Backup and Redundancy
To protect against data loss, your files are automatically backed up to geographically distributed storage systems. Backups are retained for disaster recovery purposes and are subject to the same security controls as active storage. When you delete a file or your account, the deletion propagates to backup systems within 90 days.
8. Data and Privacy
Your use of our Service is also governed by our Privacy Policy. Please review our Privacy Policy, which also governs the Site and informs users of our data collection practices.
9. Prohibited Uses
You may not use the Service:
- for any unlawful purpose;
- to solicit others to perform unlawful acts;
- to violate any international, federal, provincial, or state regulations, rules, laws, or local ordinances;
- to infringe upon or violate our intellectual property rights or the intellectual property rights of others;
- to submit false or misleading information;
- to upload or transmit viruses or any other type of malicious code.
10. Third-Party Services
Manor relies on third-party services to provide certain functionality, including:
- Payment processing: Subscription billing and payment handling (Stripe)
- AI services: AI-powered features (Anthropic, OpenAI, Google)
- Cloud storage sync: Optional document sync to your cloud storage (Google Drive, Dropbox)
- Infrastructure: Cloud hosting, content delivery, and storage (Hetzner, Cloudflare)
The availability and functionality of Manor may be affected by the availability of these third-party services. We are not responsible for any interruptions, errors, or limitations caused by third-party service providers.
11. Service Availability
We strive to maintain high availability of our Service, but we do not guarantee uninterrupted or error-free operation. The Service may be temporarily unavailable due to:
- Scheduled maintenance (we will endeavor to provide advance notice when possible)
- Unscheduled maintenance or emergency repairs
- Third-party service outages
- Factors beyond our reasonable control
We do not offer service level agreements (SLAs) or uptime guarantees. We are not liable for any losses or damages resulting from service unavailability.
12. Disclaimer
The materials on Manor are provided on an 'as is' basis. Manor makes no warranties, expressed or implied, and hereby disclaims and negates all other warranties including, without limitation, implied warranties or conditions of merchantability, fitness for a particular purpose, or non-infringement of intellectual property or other violation of rights.
Further, Manor does not warrant or make any representations concerning the accuracy, likely results, or reliability of the use of the materials on its website or otherwise relating to such materials or on any sites linked to this site.
13. Limitations
In no event shall Manor or its suppliers be liable for any damages (including, without limitation, damages for loss of data or profit, or due to business interruption) arising out of the use or inability to use the materials on Manor, even if Manor or a Manor authorized representative has been notified orally or in writing of the possibility of such damage. Because some jurisdictions do not allow limitations on implied warranties, or limitations of liability for consequential or incidental damages, these limitations may not apply to you.
14. Termination
Termination by Manor
We may terminate or suspend your account under the following circumstances:
- Immediate termination: For severe violations (including illegal activity, security threats, abuse, or repeated violations of these Terms), we may terminate your account immediately without prior notice.
- Termination with notice: For other violations or at our discretion, we will endeavor to provide reasonable notice (typically 7-14 days) and an opportunity to cure the violation where practical.
Termination by You
You may terminate your account at any time by contacting us to request account deletion.
Effect of Termination
Upon termination (whether by you or by Manor):
- Data export: You may request a copy of your data within 30 days of termination (see Section 15, Data Export).
- File deletion: Your files will be deleted according to the retention schedule in Section 7 (File Uploads)—removed from active storage within 30 days and purged from backups within 90 days.
- Refunds: Standard refund terms apply as described in Section 6 (Cancellation and Refunds). If Manor terminates your account for cause during a paid subscription, refunds may be considered at Manor's sole discretion based on the circumstances.
15. Data Export
You may request a copy of your data at any time by contacting us. We will provide your data in a commonly used, machine-readable format within a reasonable timeframe. Upon account termination, you may request your data before deletion; data export requests must be made within 30 days of account termination.
16. Governing Law
These Terms shall be governed and construed in accordance with the laws of the United States, without regard to its conflict of law provisions. Our failure to enforce any right or provision of these Terms will not be considered a waiver of those rights.
17. Changes to Terms
We reserve the right, at our sole discretion, to modify or replace these Terms at any time. If a revision is material, we will provide at least 30 days notice prior to any new terms taking effect.
